Buffalo Cactus Senior Apartments Grand Opening

On Monday, October 20, 2025, we celebrated the opening of a new Nevada HAND community! Buffalo Cactus Senior Apartments, at the corner of Buffalo Drive and Cactus Avenue in the Southwest part of Las Vegas, provides 125 new, affordable housing units for low-income seniors, specifically households with annual income between 30% and 60% of the Area Median Income (AMI). There are very few dedicated affordable housing communities in this part of Las Vegas, so many of the new Buffalo Cactus residents have been patiently monitoring the construction process and were excited to move into the area.  

All utilities are included in the rent, and amenities include a community room, pool, exercise and fitness center, computer lab, free laundry facilities, outdoor recreation areas, and free fixed-route shuttle transportation. Like all Nevada HAND communities, high-quality, energy-efficient, attractive, well-maintained apartment homes are enhanced by supportive, personalized, on-site Resident Services.

Project Funding

The total cost to develop Buffalo Cactus Senior Apartments was $45.5M, made possible thanks to partners including Raymond James (LIHTC Equity) $18.9M, Capital One (Permanent Financing) $6.8M, Clark County $9.55M, and Nevada Housing Division $8.1M.
