Nevada HAND acquired the multifamily rental units located
at 8 and 10 West Owens Avenue in December 1996. 1601 Davis
was acquired in 1997 and substantially rehabbed in 1998. HAND
intends to preserve the long-term affordability of these units,
which are strategically located across Owens Avenue from both
the Salvation Army and the new Mobilized Assistance and Shelter
for the Homeless (MASH).
The acquisition and development costs were financed
through a variety of public and private partners.
• Acquisition and rehab costs of $265,000 were financed
with a seller donation of $95,000.00
• A Federal HOME grant from the City of North Las
Vegas for $89,500
• An $80,500.00 mortgage with California Federal Savings.
• In March 1997, HAND was awarded a $92,000 Federal
HOME grant from Clark County to pay off the California Federal
Savings loan and to begin rehab on 10 West Owens.
• $250,000 in acquisition and rehabilitation costs was
financed by the City of North Las Vegas, who provided a $150,000
Federal HOME grant, and 0% interest loan from the State of
Nevada Low Income Housing Trust Fund.
This is another example of a private citizen, nonprofit, public
agency and a financial institution working in partnership
to leverage dwindling federal resources in providing safe,
decent and sanitary housing to extremely low income families
and individuals.
